This sounds too good to be true. Where is the catch?
As a general rule, if it sounds too good to be true, it probably is. However, at OzInvest we have built our entire business over the last 20 years based on the sound fundamental that we must provide a service of value that differentiates us from others.
Our 10 Year Leaseback Guarantee is just that! Whilst it sounds too good to be true, it is really just a way of us successfully providing you a reason to use OzInvest to purchase your investment property. We remove three major barriers that prevent most people using real estate as their investment foundation:
Fear of financial stress due to loss of rent;
Reluctance of managing the property and the tenants; and
Fear of paying too much for your investment property.

Do I receive the increases in rent over the years?
You will always receive the current market rental value or in other words, the rent the current tenant is paying. OzInvest do not charge any fees that reduce your rental apart from the standard $16.50 per week Leaseback Fee

Who manages my property?
If you choose to enter the Leaseback program, OzInvest Realty or its appointed agent will manage the property on your behalf. All rent collected by OzInvest Realty is forwarded to OzLease Pty Ltd, the Lessee in the Leaseback Agreement. OzLease then distribute an even amount of rent each month to the Lessor (the property owner).
What happens if the tenant pays more than a month in advance?
OzLease distribute any advance rental receipts direct to the Lessor on the 10th day of the month after the receipt of the advance payments.
What would happen if OzInvest go broke?
OzInvest are licensed Real Estate Agents for the purposes of sale and marketing of brand new investment properties. When you buy the property, you buy it in your name, so OzInvest have no interest or claim on the title of the property. They are merely sales agents.
Your 10 Year Leaseback Agreement is with OzLease Pty Ltd, not OzInvest. OzLease provides the administration facilities for the Leaseback Program, and has very little overhead. OzLease will always be a viable business due to the critical mass it now has in the program.
OzInvest Realty, the property manager, is also a profitable business due to the critical mass it now boasts of properties under management.
If anything ever happened to OzInvest, there would be no effect on the continued viability of the management and administration of your Leaseback Agreement.
The very worst that could happen if all three companies ceased trading is that your Leaseback Guarantee would cease, and you would have to appoint a new Property Manager.
What happens at the end of the 10 Year Leaseback Agreement?
In short, nothing except the 10 Year Leaseback Agreement and the resultant rental guarantee ceases. You can continue as most clients do with OzInvest Realty as your Property Manager if you prefer, but this is up to you at the time.
